Great question! Tenants have some limited responsibility for property maintenance. You will find that some tenants are more autonomous than others however, generally, tenants are responsible for replacing burnt out light bulbs, furnace filters, and batteries in the smoke detectors. You as an owner can determine if additional services are included or the responsibility of the tenant such as lawn care, snow removal, etc.
When repairs are required outside of the scope of what the tenant is responsible for our staff of in house maintenance technicians or subcontractors will handle the job. Anyone performing work on or in your property has been closely screened and fully insured to protect your interests. Our maintenance professionals can respond to emergency requests 24 hours a day.
In the event any repair exceeds our mutually agreed upon authorization limit, we will provide you with a quote ahead of time to approve the work required.
